August is Curb Appeal Month

Most homebuyers, after seeing the listing for a home that interests them, will drive past the home for a brief look before deciding whether to request a showing. If you’re like most agents, you know that the importance of curb appeal can’t be overstated. If your clients are feeling overwhelmed by their pre-sale to-do list, have them start with these basic curb appeal tips.

 

Curb Appeal Tip #1: Cleaning and Minor Repairs

Cleaning is the first step. Ensure that all windows sparkle, the porch is swept, concrete is clean and the home’s exterior is free from dust and grime. Renting a power washer can be an excellent investment here. Additionally, the porch light should be clean, bright and free from cobwebs and dead bugs.

 

There’s also a lot to be said for making the minor repairs that are so easy for busy homeowners to put off. Touching up paint, patching cracked or pitted concrete and replacing torn window screens are a great way to show buyers that the home is well maintained.

Curb Appeal Tip #2: An Inviting Entryway

A new door or a fresh coat of paint on the existing door can transform the look of a home. Other ways to make the entryway entice homebuyers to want a closer look include:

  • New house numbers
  • New (or freshly painted) mailbox
  • Potted plants or flowers flanking the door
  • A tasteful, seasonally-appropriate wreath

 

Curb Appeal Tip #3: Low-Maintenance Yard

Not only should the yard look neat and uncluttered, it should appear easy to maintain. Fresh mulch in all planting beds is a must, and consider using mulch in a tree ring to cover bare dirt beneath any trees. Keeping the lawn mown, edged and free from weeds will make yard care look effortless—a huge selling point for many buyers.
